- On-site residency·Hotels, retreats & stays
Hotel SEO that turns search into stays
- Social Media SEO for boutique hotels, wellness retreats and destination venues.
Booking.com takes up to 18% of a stay it sends you. Your own channels take nothing, and most properties leave all four of them half-built. Three to seven days on site fixes that.
The property outranking you usually has fewer reviews and a smaller following. That is almost never a reviews problem.
- If competitors can do it, so can you.
- You need the right strategy and keywords.

- Where this starts
Five problems every property owner names. And the ones hotel SEO actually fixes
"Every booking costs me a fifth of the room rate."
Commission on a stay the platform sent you. On £2 million of revenue, moving twenty points to direct is worth £200,000 to £400,000 a year.
"I do not even know who my guests are."
Book through a platform and the property gets a name and a check-in date. The platform keeps the email, the preferences and the right to market to them again.
"People find us, then book us somewhere else."
"The place down the road is worse than us and stays full."
"The place down the road is worse than us and stays full."
What Social Media SEO does not fix
Two of the real problems on this list are not mine to solve. If your booking engine loses people on mobile, that is a website job and you need a developer, not me. If your average booking value is low because nothing is sold before arrival, that is revenue management. I will tell you when the problem you have is one of those, rather than sell you a residency that cannot fix it.

- The money argument
A direct booking and a platform booking are not worth the same money.
When a guest books through Booking.com, Expedia or Agoda, the platform takes a commission on that stay. Booking.com sits around 15 to 18%, and paid visibility programmes add a few points on top. Expedia runs higher, roughly 18 to 25%.
Your own channels charge you nothing. Google Maps, Instagram search, Google and YouTube are already there, already searched by your guests, and almost always half-built. That is the cheapest inventory you own.

- Search
Invisible in Maps
A guest searches your category in your city and finds the property down the road. The usual cause is a primary category that is too broad and service descriptions left empty, not a weaker reputation.
- Social
A beautiful feed nobody searches
The grid looks right and the property still does not appear when someone searches your city and your category on Instagram. The photography is not the problem. The indexed fields are.
- Platform
Renting your own demand
If the only reliable way guests find you is a booking platform, you are paying commission on demand you could own. Direct discovery is the cheapest channel you have.
- The four channels
Google Business Profile SEO, Instagram SEO, YouTube SEO and LinkedIn SEO.
Four different kinds of SEO, four different guests, one job. Most agencies run one of these. The residency runs all four in the same week, which is the only reason they start reinforcing each other rather than sitting in separate reports.
Google Business Profile SEO
Highest intent
For the guest typing your category and your city into Google or Maps, ready to book.
Primary and secondary category stack rebuilt
Service descriptions written with real keywords
Google Business posts on high-intent terms
Photo naming, Q&A seeding, review response patterns
The cheapest booking you will ever take.
Instagram SEO
Discovery
For the guest who searches inside Instagram before they decide where to stay.
Location tagging and guides for your city
Found by people who were not looking for you by name.
YouTube SEO
Long lead time
Property tour structured to be searched, not just watched
Titles with the keyword in the first five words
Descriptions and chapters that carry your terms
Spoken keywords, because YouTube reads what you say
One tour that keeps ranking for years.
LinkedIn SEO
Discovery
Company page and headline written for group and event search
Meeting, offsite and event capability made findable
The property’s people made visible to the people who book blocks
Posts aimed at planners rather than travellers
The revenue line most properties leave to chance.
Your next guest is searching right now.
The only question is what they find
- How the residency works
Three to seven days of hotel SEO, on your property. Then thirty days of proof.
Every residency is the same Social Media SEO work, sized to the property. Length depends on how much has to be rebuilt. We agree it before anything is booked, so the scope is fixed and nothing runs on.
01
Find what is broken
I audit every channel a guest could find you through, and capture the before state so the result is measurable later.
Google Business Profile and Maps position audit
Instagram search visibility for your city and category
Google and YouTube presence for your property name
Competitor comparison across all four
Before screenshots captured and dated
You see exactly where the bookings are leaking.
02
Fix it, and shoot
Changes go live while I am there, and the property becomes the set for the content batch.
Category stack and service descriptions rebuilt
Google Business posts published on high-intent terms
Instagram name field, bio and alt text rewritten
Keyword map for your city and your guest type
Content shot across the property, rooms to restaurant
One tour that keeps ranking for years.
03
Hand it over
Your team leaves with something they can run, not a document nobody opens again.
Search-optimised captions written
30 day content calendar built
Google and YouTube presence for your property name
Live training with whoever actually posts
Written playbook specific to your property
It keeps working after I leave.
Then a 30 day measurement window
I pull the numbers 30 days after the residency and send a written report against the before state. Movement usually shows inside the first two weeks.
Maps position, before and after
Search terms you newly appear for
What to do next, in priority order
Calls and direction requests from your listing
Instagram search visibility, re-checked
Everything documented for your records
- The content batch
Instagram SEO content, shoot on site. While I am already there.
Hotel SEO does not stop at your listing. Content shot in your own space, with captions and alt text written to be found rather than just admired. It is the part properties undervalue, and the part your team runs on for the next month. There is more on how I work on the about page.

- Proof
120 reviews, losing to hotels with 40 Google Business Profile SEO fixed it.
Two years in business. Modern website. Active Instagram. Three thousand bucks a month going into ads. Still sitting at position eight.
The reviews were never the problem. Google could not tell what they specialised in. The primary category was the broadest option on the list, six services had no descriptions under them, and the profile had not posted in four months.
Seven days of work fixed all three. No ads, no website rebuild.

This works for
Boutique hotels and independent properties
Wellness, yoga and retreat centres

- Questions
Social Media SEO for hotels, answered straight.
How long is the residency, exactly?
Between three and seven days, agreed before booking. A single boutique property with one restaurant is usually three or four. A larger property, a group of venues, or one that needs the whole search and social side rebuilt runs closer to seven. I tell you which after the free check.
Is this SEO or social media?
Both. Social Media SEO is the join, and that is the whole point. Your guests search on Google and Maps, and they also search inside Instagram before they book. Most agencies do one or the other. I do the join, which is why the fixes land in the same week rather than in two separate projects.
What does it cost?
It depends on the size of the property and how many of the four channels need rebuilding, so a number on a page would be a guess. The free check tells me which it is, and I quote from there. If your budget and the scope are not going to meet, I will say so on that first reply rather than after a call.
Why would a hotel need LinkedIn SEO?
Not for leisure guests. For corporate bookers, offsite organisers and event planners, who search LinkedIn and Google rather than Instagram. Group and event business is a real revenue line, and most properties have nothing findable for the people who book it. It is the channel almost no hospitality agency touches.
Do we pay for your travel and stay?
Yes. Travel and accommodation are covered by the property, the same as for any consultant working on site. That is separate from the fee for the work itself.
How fast does anything actually move?
Common, and usually fine. Most agencies run paid campaigns or social content while the search side of the profile sits untouched. If you are in the UAE, my Dubai practice page covers the local-market side in more detail. Ask them when they last changed your primary category, or what is in your Instagram name field. The answers tell you whether there is a gap.
We already work with a marketing agency.
Google Business changes tend to show movement inside two weeks. In the case above, position moved by day nine and settled by day eighteen. Instagram search takes longer and depends on how much has to be rebuilt. I report at day 30 either way.
Will you keep posting for us afterwards?
No. The residency ends with your team trained and a calendar they can run. A monthly retainer is available if you want ongoing help, but the residency is built so you do not need one.
What access do you need?
Google Business Profile, Instagram and whatever analytics you have, all sorted before I arrive. If access is not ready on day one we lose most of that day to admin.
